A complex site—formerly a Victorian electrical substation and comprising both historic and industrial buildings— presented a unique creative challenge, one that Studio KKD met with a bold and thoughtful design approach.

25EP was the second time we worked on this building, after having originally refurbished the historical industrial building as a workspace for Central Working. Amidst the challenges of a pandemic and prediction that offices in the way we know them are no longer needed, we reinvented a space where people have an emotional bon to and want to return after months working in isolation at home.
Our concept for the site was inspired by the mythical phoenix—a powerful symbol of renewal, transformation, and creative energy. Just as the phoenix rises from the ashes, the design evokes a sense of rebirth and reinvention, breathing new life into a once-forgotten building in Victoria. A bold and vibrant colour palette reinforces this narrative, with rich purples, fiery oranges, and deep tones establishing a whimsical yet purposeful design language that captures the spirit of creativity and revival.
The layout takes inspiration from the organic flow of London’s streets, rather than following a traditional grid. This approach fosters a sense of discovery as members navigate the space, revealing unexpected pockets for social interaction alongside secluded nooks for privacy, thoughtfully woven throughout the site.
